Sustainability considerations inform, but do not drive, our investment decisions. At acquisition, we continue to rely on standard environmental due diligence practices, including Phase I environmental assessments, historical land-use reviews, and site-level environmental risk evaluations, to ensure regulatory compliance and mitigate environmental exposure.
Beyond baseline due diligence, we are beginning to incorporate practical, asset-level sustainability considerations, including:
- General awareness of energy and water usage trends, based on information collected from property managers
- Identification of feasible improvements, such as LED lighting, energy-efficient HVAC replacements, or environmentally conscious roofing materials, when operationally and economically appropriate
- Awareness of tenant operational practices that may affect asset condition or long-term operating risk, including tenant-driven clean energy initiatives
These considerations complement traditional underwriting by helping identify low-cost opportunities that support asset reliability and long-term performance.

Our current sustainability practices are selective, practical, and reflective of our early-stage adoption. Initiatives are evaluated and implemented on a property-by-property basis where appropriate.
Environmental Practices
- LED lighting upgrades at select properties during routine improvements
- Evaluation of higher-efficiency HVAC and mechanical replacements when systems reach end-of-life
- Consideration of reflective or energy-efficient roofing materials when roof replacement is required
- Support for tenant-driven clean technology needs, such as EV charging infrastructure where requested and appropriate
- Collection of general data from property managers related to energy usage, water consumption, and operational improvement opportunities
Operational and Compliance Practices
- Maintaining current Phase I environmental assessments and addressing recommended actions
- Ensuring property operations comply with applicable local environmental, health, and safety regulations

As a PRI signatory, Sentinel Net Lease has committed to the six Principles for Responsible Investment, including the consideration of ESG factors in decision-making, promoting transparency, and reporting annually on progress.
While we are early in the development of our responsible investing framework, PRI membership provides a structured foundation for tracking, reporting, and improving our practices over time. This framework supports accountability and transparency while allowing our approach to evolve thoughtfully.

We evaluate responsible investing progress using practical, achievable indicators appropriate for our current stage. Metrics are qualitative and process-oriented and are not used as performance benchmarks.
