The Fund seeks to capitalize on market dislocation in commercial real estate through a disciplined net lease strategy, targeting stabilized office, retail, and industrial properties in suburban markets. By acquiring middle-market assets ($5–$40 million) often overlooked by larger institutions and out of reach for most 1031 investors, the Fund aims to generate durable cash income from long-term leases, with downside protection from hard asset collateral at discounts to replacement cost. The Fund is sponsored by Sentinel Net Lease, LLC, an established firm with over $290+ million of assets acquired and a leadership team averaging 25+ years of experience.
